Renting an Apartment in Ho Chi Minh City

Ho Chi Minh City's rental market is huge, so the problem is not finding a listing but filtering out unsuitable ones. For a longer stay, choose the area around work and daily routes first, the building second, and the individual apartment last. Cheap housing on the opposite side of the city can cost more in time and transport.

Serviced apartment or condominium

A serviced apartment is convenient for the first months: furniture, cleaning, and easier move-in. A condominium can provide more space and building facilities, but lease terms, utilities, and deposits usually require more careful review.

Choosing the area

Central areas suit tourists and people working nearby. Thao Dien, Binh Thanh, and Phu My Hung support different long-term scenarios. Do not rent in a 'popular area' before testing the trip to your office during rush hour.

What belongs in the monthly budget

  • Rent.
  • Management/service fee.
  • Electricity and water.
  • Internet.
  • Parking.
  • Cleaning if not included.
  • Transport to work.

Lease and deposit

The lease should state the term, payment date, deposit, deposit-return procedure, notice period, furniture inventory, and repair responsibility. If payment goes to an agent, make sure it is clear on what legal basis the agent is receiving the money.

Foreigner registration

Before moving in, ask who declares the foreign tenant's temporary residence. It should not be a vague 'we will deal with it later' but a clear responsibility of the landlord or accommodation operator under the current system.

Apartment inspection

  1. Test the air conditioners.
  2. Record the condition of the furniture.
  3. Open the windows and listen to the noise.
  4. Check water pressure.
  5. Run a speed test.
  6. Ask about building rules.
  7. Return to the neighbourhood in the evening.
