Apartments were the main source of new supply in Hanoi during the first six months of the year. They accounted for 70% of new listings and 73% of all transactions, according to the Hanoi Urban Affairs Committee.

Premium apartments priced at VND50-80 million per square metre and luxury homes priced above VND80 million accounted for 78% of new supply. Affordable apartments priced below VND25 million per square metre were nearly absent from the primary market. The committee did not publish absolute figures for total new supply or each apartment segment.

CBRE said 16,600 new apartments were launched in Hanoi in the first half of 2026, the highest first-half figure since 2020. However, Hanoi had gone two consecutive quarters without a new apartment launch priced below VND60 million per square metre.

The average primary-market apartment price in Hanoi was about VND95 million per square metre at the end of the second quarter, excluding VAT and maintenance fees and before discounts. The price rose 12% from the previous quarter and 21% from a year earlier. The Vietnam Association of Realtors estimated that most new projects in the second quarter were in the premium and luxury segments, with central Hanoi averaging about VND121 million per square metre.

The committee said the market was quieter this year and liquidity was low. Most transactions were in lower-priced segments, including social and reasonably priced housing. Speculative land bought on planning rumours or in projects without an established residential community remained difficult to sell, even after steep price cuts.

Hanoi started 33 social housing projects with about 30,000 apartments from the beginning of the year, exceeding the government's assigned target. About 27 projects with 28,696 apartments are expected in 2027. From 2028 to 2030, the capital plans to add another 101 projects with 86,216 apartments.
